What a Rate Move Does to Your Budget

At $2,000 a month in principal and interest, a 30-year loan:

RateWhenYou could borrow
3.032%Five-year low, September 15, 2021$472,443
6.744%Today$308,547
7.83%Five-year high, October 25, 2023$277,028

Principal and interest only. Property taxes, insurance, PMI and any HOA dues are on top, and in most of Luzerne and Lackawanna County the tax line is the one that moves a payment most. The calculators include them.

M = P × r(1+r)^n / ((1+r)^n - 1)   r = annual rate / 12, n = 360 payments

Figures on this page are read from published data at build time and were last refreshed 2026-09-05. Rates are national averages, not quotes, and are not an offer of credit. Your rate depends on credit, loan-to-value, property type, occupancy and lender.
